@Mindy Jensen @Theresa Harris so turns out she doesn’t have a restraining order she was just making it up to get out of the lease. I have informed the tenants they both are still on the lease and need to pay regardless if they’re living there or not. The boyfriend says he will sue the girlfriend if she doesn’t pay so come the 1st I’m not sure what rent amount will come in.

@Emily Hill thank you for taking the time to reply! I am not sure if it’s related to domestic abuse. I will need to check into this.

Hello I have 2 tenants that were boyfriend and girlfriend. They broke up and the girlfriend moved out and wants to be off the lease. The boyfriend is staying and has stayed he is not going to pay the entire rent amount. He expects the ex-girlfriend to continue paying through the end of the lease. 

The girlfriend said she has a retraining order on her boyfriend. Can I legally continue charging her rent even with a retraining order or do I have to take her off the lease?

@Pratik P.thanks I don’t have their account number and when I view the check online the back of the check is white.  Not sure if I call my bank they will have a method to see which account the check went into? The judgement was only for $1505 so not too much.

@Jay Hinrichs should I sue the contractor as an individual instead? What’s the point of court if a contractor can continuously change their name? In fact I found out through Facebook that he did change his name. So this is his 3rd name change but I cannot understand how this is allowed?

I filed a small claims case against a contractor. The contractor did not show so the judge ruled in my favor. I didn’t want to ask the judge but...how do I go about collecting the payment?

I’m concerned I won’t get the money because this contractor goes by 2 company names. I filed a case for both companies but the judge said he could only put a judgement on one. Both companies are no longer have active licenses numbers (something I realized after the fact). Any tips on how to collect payments would be appreciated!

Hello BPers,

I know that short term assets are considered assets held for under a year and long term assets are considered assets held over a year.

I have a duplex that I am considering selling. Originally I was living on one side and renting out the other side. So the duplex was considered a personal property. My work relocated me so I rented out the unit I was living in. This was all less than a year ago. Does the short vs long term asset 1 year classification start on the day I purchased the property or does it start the day the duplex became a full investment property? I want to make sure I am getting taxed at the long term asset rate vs the short.
