Looking for guidance. Have a recently disabled caretaker a little upset that he has to vacate to properly. We have let him stay for free for the last 8 year's basically supporting him, with a verbal agreement he would fix up the place. The house is worse than when he moved in. We asked for rent, and now he said he will be out by August 1st. However, we had a running fridge, stove, washer & dryer, and riding lawnmower. He took it upon himself to replace said items without letting us know they were broke. Not sure if it's all worth fighting for. Can we even legally get him out? We just hope he leaves without destroying what's left of the home. We plan on moving in for the restore. Any advice or a attorney who can assist would be amazing. Thanks.

Real quick we live in Maine, own 1 rental home in Arkansas. We can't figure out where to buy our next. Should we keep it close to home? Or should we keep all rental properties in the same state. Both areas are great places to live.

New to all of this, need to insure home for rental. Got a lease agreement, caretaker of home willing to sign, no problem. Just need to know what insurance is best and looking for insurance referrals. Thanks.

You are correct, there is no rent charged. The person living there was asked to stay by the deceased family member who left us the home. Person was to protect the home from vandalism while owner worked around county. The person is a great guy, recently in a life changing accident. He has agreed to pay rent starting July 1st. So we can afford maintenance and taxes. However property is not up to code, needs a well. The 1 feeding the home is shared. The interior is in need of updates as well. Can I charge him money before these things are remedied?

Long story but there is a Caretaker there. Want to start charging rent. Where do I even start?
