Hi Bruce!

Thanks for the reply, this is a family friend who is selling their business and looking to retire. Yes, they own the real estate and the lot next door. In Indiana I am able to sell residential and commercial without any additional license. I spoke with my managing broker, and he gave me the green light! My client is fine with selling turnkey to keep the name going if the new owner wishes. It's a smaller mom and pop business known throughout the neighborhood and has a decent amount of business. 

There are limited comparable properties / businesses for sale in the area. I am trying to calculate a valuation - I'm breaking down building value, updates, equipment / inventory and working with seller currently on gathering numbers in regard to the business over the past 3 years to come up with a valuation. Any tips are greatly appreciated!

I have my first opportunity to list a turnkey auto repair business in Northwest Indiana. 

Any advice on how to come to up with a valuation? 

Any tips or important factors to be aware of?

Should I recommend a lawyer to my client to assist with the financials and license / permits or is that not necessary?

Any feedback is greatly appreciated!

Hi I'm from Chicago and am new to wholesaling. I'm trying to put together my contracts but am having trouble locating some. I would like someone from Illinois to connect with about contracts and title companies. I want something simple and not too intimidating so I can be open and upfront with my seller.
