Hi, I'm a California real estate broker and looking to get started in the investing side. I'm looking at either starting with a flip or BRRRR depending on the deal. I am targeting Oregon coast because my dad is a general contractor there and it's where I grew up. I'm looking for a financial partner who can bring money to the deal and I'll bring my connections, experience, and time. Send me a message if you're interested in learning more!

It's my first year but I'm paying them 5% of their salary. Add the 4% match and it's a 9% increase to their annual salary.

Wow, your employees are very fortunate! That sounds amazing!

@Amy Ngo Well good luck! I do think there is a lot of opportunity for newer, quality PM services. I am looking to do a similar PM company except for vacation rentals down in Florida.

Thank you!!! And that's amazing! Best of luck! I hope to add vacation rentals in the near future, too!

Thank you @Chris Seveney! And hello @Nathan Gesner! Thank you so much for taking the time to reply to my post. I found it very helpful!

The additional paid time off around the holidays sounds like a great bonus!

Can I ask what % profit share you offer your employees?

Thank you again!

Quote from @Marshall Leipprandt:

@Amy Ngo I have yet to use a PM. I interviewed a few when I decided to put my LTR rental in LA up for rent, but never got a good feeling that the PMs I spoke with were really going to find quality tenants and treat the property up to my standards. I decided to rent it out myself and I still manage it myself.

Are you looking to rent out your property or are you setting up a PM team?

Hi @Marshall Leipprandt! I'm sorry to hear that you weren't able to find a quality PM company! This is part of the reason why I've decided to launch my own company.

Hi,

Any recommendations for framework/organization structure for a property management team? Also, does anyone have a good bonus structure for property managers? Based on performance and also closing new clients?

Thanks!
