Hi everyone, I am also looking for a 100% remote position and there are some great ideas on here (even being a year old post).  Please DM if you have any other recommendations!  Thanks!

I actually ended up in a National Account Executive Role with Cost Segregation Services, LLC shortly after I made this post! Which has been a great fit for me being 100% remote! I'll DM the details!

Post: Washer/Dryer left by tenant, keep or sell?

I personally would keep them!

One of my tenants washing machines just quit working (it doesn't fill with water), it was a pretty old machine and they have been in the house 3 years with no prior issues. I had a service tech go out and he wouldn't even charge me because he didn't think it would be worth it to fix. The control board was bad but finding a part for such an old machine wouldn't be easy and that might not have even fixed the issue. Due to the unit being so old he recommended just replacing the entire unit. So now I'm just debating picking out a brand new vs used unit or a complete set vs just replacing the washer!

None of my other rentals have washers or dryers, just hook-ups, but if they had units to start I would have kept them and fixed/replaced them as needed.

Best of luck!

Edit: should tag the man himself, @Yonah Weiss

Thats good to know! I'm working with CSSI® – Cost Segregation Services, Inc. as a rep so it's great to know what good competition is out there.

Anything in specific that left you happy with the firm or services? I'm thinking it might have something to do with your rep Yonah!?

I'm newer to the cost segregation world and curious to know what some of your personal experiences have been with cost segregation firms! Positives? Negatives? Any tips for someone just getting started?

If you are a small business (less than 500 employees)...Have you received your ERC tax REFUND?!?

The Employee Retention Credit rules have changed and if you weren’t eligible before, now you may be able to take advantage of the valuable tax credits offered by ERC Specialists!

Did your small business have at least ONE of these issues impacting your business during the Covid-19 pandemic? Even if you got a PPP or EIDL loan, it doesn't matter, you still have an opportunity to receive these valuable funds!

1. Decrease in Revenue?

2. Full OR partial Shutdown?

3. Supply Disruptions?

If you still think you might not qualify….your personal tax professional might not be aware of the different ways to NOW qualify for ERC due to the qualifications changing since it was initially introduced.

If you have any questions at all I am here to help you. Please feel free to reach out at 913-808-7875 or [email protected] or

https://ercspecialists.com?fpr=amy72 to check out our website.

We specialize in maximizing ERC funding for small businesses. Please do not try to answer the “Begin Qualifying” questionnaire without my guidance first. I am here to support you through the process! Quote from @Alex Breshears:

Hi Amy! Not sure what your interest might be in real estate, but mortgage processor is something that can be done 100% remotely. If you can get tied in with a few private lenders, they may be really happy to have someone who is consistent, attention to detail focused, and motivated to learn more about real estate.  You will get to see transactions from the other side of the table, versus representing a buyer or seller in the transaction.

Mortgage processor would be a good idea! Do you know if I would have to get any extra certification for such a role? And is it easy to find that type of job without previous experience in the mortgage industry?

My ultimate goal is to be a full-time Agent in Kansas City, working in the residential market helping people buy, sell, and invest in property. I would also like to learn more about investing and grow my portfolio.

So right now I am looking for basically an office job consisting of phone calls/computer work. I have the 24/7 availability and flexibility to work remotely, besides the occasional weekend hike where I might be without cell service for an hour or two.

I have minimal experience but I want to work and learn as much as I can to help me become a better Agent AND Investor!

What type of development companies, REITs? If that is office type work that may be a good thing for me to look into.
