Hi! I am creating a direct mailer campaign, my goal is to target owners of multi-family properties who would be more likely to consider selling their property using seller financing. 

Would the best strategy be to target owners who have paid off their property? What verbiage could I use in my letter for them to consider selling to me with seller financing and low money down?
