I think it really depends on the pet and its owner. Two of my tenants have pet but they both keep the property very clean. I have no complaints. I screen the pet to see if it’s well trained.

My experience is yes. We have one property the mortgage  is on my husband only, but both of us are on the deed. Ask your mortgage company if it can be done.

yes I signed it today. 

I agree with @Denette Bartoli, give him a deadline to send in deposit. If he doesn’t, just cancel the lease and move on. It’s not worth your time and energy to enforce the lease if he wants to back out.
