We are painting and replacing carpet in a rental we just bought. I’m wondering if anyone has a go to carpet that’s renter friendly and reasonably priced. Also, we are painting the inside gray. Does anyone have a favorite color gray to suggest? Thanks!
My husband and I are under contract on a home in Omaha. It will need paint and carpet. We are looking for someone who can do both at a reasonable price. A crew in between jobs or a weekend warrior. Our realtor got is a bid for paint and it was more than we wanted to spend on both carpet and paint. I think the painter heard out of state investor and jacked up the price. I would appreciate any advice or referrals for the Omaha area. Thanks!!

Shane is correct. I was looking to put 50-60k as a down payment. I would like to keep the purchase price around 130-160k. I am open to other markets where this can be done as well. At this point the cash flow is more important than appreciation. Thanks!

We are looking in the West Omaha area in Nebraska and West Wichita area in Kansas. We are located in Colorado so we like the idea of being a half days drive away from our properties. We like to do single family homes and plan to hold them long term. Our goal is to stay within a price range where we can put 50-60k down and make a 10% return on our investment. We are certainly open to other areas, but those are the only markets we’ve really looked at close to home. Colorado Springs is a possibility too, but prices out here are going crazy!

We are wondering what the locals consider to be the best school districts and areas to invest in. We’ve done some online research but I’d like to hear from people who actually live in these places. I’d also love some referrals for agents who work with investors. Thanks!
