Hello BPers, I'd love some input on SIMPLE Client Database software preferences. This is a starter outer in the Sphere Of Influence gathering mode. I'm fond of Excel and know it works great. Presently, I have years of contacts in both Outlook and more recently Apple Contacts, but I'd like to start fresh drawing from both (don't care about conversion capabilities) on a new platform. Any recommendations other than Excel or maybe Google contacts? Will pay if its a good one, even a simple CRM. Many thanks Amy G

Hi all,

I am wondering about home price when it comes to marketing to absentee owners. Have those of you with experience in this area determined that a particular range (eg, low, med, high) of home price tends to be that of an absentee motivated seller? I realize all markets are different ... It would seem to me that a $2mil home would less likely be that of an absentee motivated seller who would more likely list with a realtor, but.... Anyone notice a cutoff price point or data on this topic?

Also, could someone explain the amount of equity ownership recommended by these sellers to make them attractive to a cash buyer?

Hey BP,

(Sidenote, as a new investor, I am stunned at the depth and so grateful for these forums!) I recognize that due diligence, appraisers, contractors and sheer experience are serious elements to calculating repair costs on properties we are considering to buy or assign. I also know there are "cost calculators" in BP files. I am however querying opinions about that small window of time when your seller has either described their home to you on the phone, or you've even taken a walk through and you want to work the numbers. I would appreciate some steps investors take to get to your first approximation of repair cost. Do some use a certain percentage? Do some use a standard dollar amount like 10K? If you can't yet tick off these costs in your head, are some spreadsheets better than others? I hope this query is of use to many. Thanks in advance.

Thanks again, Larry. I know automation is key at a certain point in your business, but as a new Investor, there's a sense of wanting to do things manually (eg, I can build my own websites and wish to insert my own language (my brand) into email responses. Guess best move is to try it out when the time is right. Gracias! Thus far I have learned no-frill actionable info from P. Grove. Always on watch for guru upselling, but seeking genuine education at the same time.

Truly appreciate dialogue. Any thoughts on Brian's mention of lease option with so much neg equity, or IOU note to seller to pay below market once house is rehabbed and sold at investor profit?
