I am at the same point, wanting to self manage and leave Evolve. My rentals have dropped almost 40% since going with them. My guests love my rentals but hate getting additional fee charges when they are finding my properties on VRBO or airbnb.

I couldn't find all of my properties they say they are "managing"...that you for reassuring me that leaving them is easy!

I too have a rental in Vegas and and ready to replace the flooring. Tile throughout?? carpet o the stairs and in the bedrooms? Or a good waterproof vinyl throughout???

Hi Is any one house hacking in Las Vegas?? I am helping my son with his first purchase in Vegas... We have looked at homes and now. I have him looking at 2B/2B in better areas so he could rent out one room now or rent later.

I live in Hawaii.. I would love a few opinions about the Vegas market...

I live in Hawaii and have been having a very hard time finding good fixer uppers on the Big Island where I live... Is there ever a better time to build a spec home than try to fix a dump in a given price range?? Our market has begun to soar again... I have a partner who wants to flip... but his expectations of an all in $300K flip to make 200K is not realistic herein Hawaii 

In this market I think holding and renting will create a higher profit margin over the next 3-5yrs.. Any suggestions?
