What is your best method of determining hot rental areas? How do you do your research and do you ask any leads? I recently moved to NJ and I am interested in buying a rental property in the area of Edison, New Brunswick or South Plainfield. There are a lot of options available but I am not sure how to narrow down my search. I am ideally wanting to make a net profit of 10% annually. If anyone happens to be located around this area, do you know if this is possible?

I recently inquired about a rental property and received a copy of the rent roll. I am a little bit confused about the insurance and was hoping someone could help me analyze it. There isn't a lot detail provided but one paper is a receipt for insurance which is $2159 (this is also reflected below in August) which I guess is paid in advance for the next year. What is the $140 each month paid and why does it vary in some months for example in Feb it is 668? Also, the property is located in a flood zone (Maybe flood insurance)?. Any insight will be greatly appreciated.
