Amor, the area north of 244 to pine / Apache (depending on area) is a good pocket to pay attention to, especially if being in the path of progress is important. I’m personally buying there and have helped a lot of other people acquire there too. It’s a pocket where things were run down by slum lords for so long but property is beginning to go to owner occupants (which I’ve verified when running comps and looking at financing type used, I’ve seen many owner occup loans here to verify it wasn’t just cash / investor stuff). To me this creates one of our best opportunities to buy low and sell high. 

The southern part of tulsa is where your exits will be much higher but so is your barrier of entry. 

The area I described is older and the houses will be a pain. Not quick lipstick deals and important to study and co-create your SOW.


 Thank you, this was very helpful. I see the potential with that area, as I currently live downtown and a lot new construction is heading in that area.
