Post: Out of state buyers agent

Hypothetically, if I was a real estate agent and had a friend from a different state who was buying a property there, could I be his buyers agent (assuming I have a licence for that state) without ever having to go to that state.  If its not possible please list why I would have to travel to the other state. I'm just thinking about the opportunities if I were to get a license, Thanks in advance.

I'm getting an electrical engineering degree.  Very excited because i will be graduating with not only zero debt but a good amount of money from doing internships.

The last two years I have had a credit card but it is a joint account with my father.  I was wondering if I got a credit card solely in my name  would that help increase my credit score?  

I was wondering if anyone has any suggestions for learning complex economics.  I'm open to anything and think topics like how changes in interest rates affects us, appreciation, understating phases of financial markets, predicting recessions/ growth booms or even analysis on previous recessions.  Anything would be appreciated.

Whats the best way to account for capital expenditures on a 10 year pro forma?  Also, how do you account for maintenance/repairs?  I personally feel like %calculations can be rather inaccurate because the same building will have different rents depending on their location, which in turn, would give you different amounts for repairs/maintenance/capital expenditures.
