Hello John

I don't know if you would have enough money left to make a profit as a flip. You have closing costs and holding costs and realtor fees (if you use one) -- all of which would leave you with very little to no profit for all your effort. I'm also assuming that the 10k rehab would include paying yourself a wage. If not -- then it's even worse.

I may be missing something in your numbers, but it seems tight.

As for a rental -- it could work, but be aware of ALL the costs associated with a rental so that you don't make the mistake I did when I started which was getting a few rentals and realizing that they don't cash flow as much as you think they will.

Have you considered wholesaling the property to a landlord? You might make some good money and do less work.

I've not done a deal in Colorado Springs, but my brother just moved away from there. You have a very hot market!! There should be some great opportunities for you.

I'm excited to become a part of the community. I've been investing for a long time and understand a LOT about the business, but boy am I looking to learning and growing from everyone here!
