For those unfamiliar with the term, "Diamond Hands" is a term generated by the retail stock investor community indicating that if an investor holds a stock for an extended period of time, or has "diamond hands", they will always eventually see a profit.

Mentors and veteran brokers and agents have told me even their most botched transactions of the past always end up profitable in the long term. Does this ring true in everyone else's experience?

Hello bigger pockets,

HUD money is coming to the Tampa Bay area by the millions. with the caveat that a portion must go towards HUD approved affordable housing.

From an investing standpoint, are there any big lessons you all have learned when dealing with these types of units?

News and fears of an upcoming recession have many speculators are saying the markets will crash sometime later this year. Tampa Bay has only seen increasing demand for houses with supply that can barely keep up. In such a high demand market like Tampa, do y'all think such a market could be impervious to the effects of the upcoming recession?

Couldn't agree more. Too few consumers have knowledge nor the desire to try an option like this, especially one with such large uncertainties.

Here's the article with the house in question. With the increasing popularity of NFTs and alternative financial assets, I wonder if we will see more transactions like this one. Has anyone experienced any demand for such a transaction or had experiencing closing using NFTs?

Personally, it seems like a bunch of extra steps and complications for not much added benefits, but I have little knowledge about the subject.
