Hi everyone, I just joined BP a few weeks ago and have been reading up on as much as possible! My name is Amitpal (Amit) and I have been looking into different methods of real estate investing. I got interested in real estate investing as my parents have been flipping houses. I am taking the wholesale route and hope to move up to flipping houses as well. I am finishing up my profile and hope to network and connect with many of you!

@Rick H. Thank you I like that approach better. Just to understand better, you're saying to door knock on the executor's address and pitch myself. Would you inform them you are buying properties in the area or approach them by informing them that I know they have a property resulting from probate? Thank you

Thank you for everyone's input. I figured that the probate niche would be very limited so I am planning to create another list of absentee owners who fit other criteria.

@Guy Olds Thank you for the help with understanding some of the process. Would you recommend using a formal white letter to mail out?

Hi everyone, I am new to this forum and real estate investing.

I have been doing a lot of research about wholesale deals and have narrowed down my category to probate properties. So far I have built a list of leads from court house filings (it is relatively miniscule at this time). The next step I plan to do is start getting a letter together. which I have been working on. I have chosen to put together a yellow letter which follows:

Dear <<Home Owner>>

Hi,

My name is Amit and I am interested in buying your house for $$$ CASH $$$.

County records indicate you are the owner of the property located at:

<<Street Address>>

<<City, State>>

If you would like a free CASH estimate on your property, please call

me at [number] within the next 48 HOURS

This will be a hassle free all cash offer. That means it does not have to be listed on MLS

With a real estate agent. We typically close these deals WITHIN 30 days!

If you have any questions, feel free to call at

<<Phone Number>>

I would greatly appreciate any input you guys could provide
