Thanks @Dipti A.! Welcome to BP.  I joined in February, identified this property in March and closed in April.  So the support from BP and the inspiration and motivation it provides has been a key factor; to say the least!

@Matt Welch It was a trashed property that had to be completely redone. We are talking about 100% new wiring, 90% plumbing, roof, 70% new drywall, huge Deck at the back, gut and redo the entire kitchen, and gut and redo entire basement area, gut and redo all bathrooms, new carpet, landscaping etc etc. This being the first project, I wasn't sure what it should have taken, but based on the comments from a few people I spoke with, they were impressed with the amount of work that was done in those 4 months.

I actually mentioned the actual breakdown of funding in one of my earlier posts. It was a combination of heloc, private and own money.

One of the things in the report many will notice is that I have used lower numbers for repair and CapEx and that is only for the reason that this property went through complete rehab and all the major expenses have been tackled up front. It is generally recommended to set aside at least 5% for repairs and 10% for Capital expenses.

Thanks @Bobby Asch. Monthly Cash flow after refinance is at the very top, $149.  I would recommend you take a look at some of the videos that Brandon has put together to use the calculators.  That will clarify some of the numbers in report.
