Hi Kyle,

Thanks for the input. 

Have you heard of people that have tried to collect through Collection Companies?

This particular one we talked to wants up to 45-60 days to collect and want 20 percent of anything they achieve to collect. They get paid only if we get paid...

The amount we are after is quite substantial so it is worth our while, and like you said, if we go through a court instead, we will still have to collect. If there is any money to begin with...

On the otherh hand,We have heard that only a lawsuit starts getting peoples attentions...

Hello,

I am seeking info on Collection Companies. I have heard that they can persue contractors that have not held their end of contracts and done poor job. Anybody have experience with these companies?
Is it better to go this rout or better to file a court suit against a contractor and hope to get money back this way?
Any thought and info on this matter will be helpful, especially from people that have actually gone through this kind of proccess....

Also,  my investor group and I 
are looking for recomendation on agents that have had experience in flips in Franklinton, Columbus.

Criteria:

1.Worked with investors.

2. Know how to assess  rehab number , once walking into a property.

3. Done projects were they  did both the buying of the property and the sale of it, at the back end.

Ryan Ingram, yes thats the reason me and my partners have looked to flip houses in columbus. From our reserch this area of town is experiencing  rejuvenation like other places in the city.

Robert Ellis, thanks for the inputs. 

The question is: How far is it from being a desirable area for home owners ? From what we see it is still mainly a renters area...

What kind of risk are you talking about? Is it still mainly a low income area or are there parts that have already been rejuvenated more than others?

Hi Marcus, thanks for you inputs. I would love to accept the challenge on this strategy  :-)

Me and my partnering investors like the returns we get in typical working class, lower-middle income areas. Markets like Cleveland have worked well for us using this strategy .

I do not know what you mean by saying: buy big headaches and small returns. We steer away from low income and master our markets once we go in. Looking at three zip codes tops, so once a good deal comes along, we can assess and close quickly. It all depend if our numbers work and the deal makes sense. If not we keep going forward to the next lead.

I would love to chat. Will PM you and we can go from there.

Anybody else have any thoughts about this topic?

HI BP community,

I'm looking to Invest in SFH for buy and hold in the Milwaukee, WI Market.

From what i see and hear, the city is full of "pockets".

Which areas would you guys recommend to start looking at if my startegy is to purchase SFH's with 3 bed rooms and $850+ rents, in working class neighberhoods?
