We are looking for general contractor in North/Central New Jersey area for flipping house.

@Cheryl Schuck Yes I have always set up upfront expectation. But, the thing is if number does not work then I said no. After 5-6 NO people stop sending us list and we are Ok with it. We are here for long term not for short term. 

We have always clearly said about our budget and expectation. 

@Peter Dorinsky Thanks for your response. Yes whatever you said i am trying to follow except cold calling as I have no idea how to do that specially how to get the list.

@Cheryl Schuck Thank you for your response. I am looking for long term trustworthy partnership with any agent who can work with us in BRRRR/Flip or Multifamily space. THe problem here is everyone wants to sell thats all.

@John Chong Thank you for your response.  Well numbers were not working and that is big reason why our exchange didnt work out. 

This is the thing that we don't know how would we find person who can help us to get wholesalers or distressed properties deals. Everyone just want to sell whatever comes and we are not happy with it if numbers does not work.

@Ryan Thomson Thanks for your response. Agreed on your points but the issue is how as I dont have much real estate experience and no one is going to provide free knowledge. But, yes I have been going through some online real estate blogs and podcast (Specially from Bigger Pockets.

@Shawn Mcenteer Hey Shawn, Thanks again for your response. We met before and you know very well about our situation. However, now 1031 exchange is no more on plate so we are fully open for any opportunities where numbers work.

@Bob Stevens Thanks for your response. Really appreciate it. We do have OOS investment experience in FL while living in NJ. But, didn't have a great experience so little hesitate to do that. However, depending on person we might change our decision again.

@Christopher Jason Lloyd First thing, we are definitely going to buy but of course we can't buy all properties recommended by real estate agent. If we say No to 5-10 properties, most of the agent stop sending us an email and we can't help them. 

Also, we are not self proclaim and if any one wants to work with us may be more patience needed. I don't want to put false expectation on that part.

We are here to build our team that can benefits on long run rather then quick in and out profit model.

Hi,

Before I jumped into questions, here is our (Me and My brother) background;

Both Have Full Time job with recently sold Vacation home which got us bunch of profits. We tried to do 1031 exchange but failed and nothing happened as we didn't like property which we can say a good one (Cash Flowing - Multifamily). Now we have decided to pay Uncle Sam Tax and move on to next chapter with remaining amount and start Real Estate business (BRRRR, Flip, Multifamily) Portfolio.

Area: Currently, we are looking for New Jersey Area only, but if there is good cash flow deal OOS then we are OK with it.

Can you (All experts) please advise on following topics?

1) How to hack off market deals ? (Currently we are working with many Real Estate Agent but everyone just want to sell nothing else). We are here for long term not for short term.

2) How would we build trustworthy team (Real Estate Expert, Contractor etc) with whom we can start our business?

3) Any other suggestion we should follow?

We have six figure and we would like to go slow and steady. We are not looking to become millionaire overnight as we want to learn all process in real estate step by step. Therefore, if someone wants to work with us then they have to be very very patience...lol.
