I’m trying to figure out if you have rented out a property for two years but the first year you have the lease sign at the end of the year and only have like 3 or 4 months of rental income on the schedule E let’s say (2016) and the other year full rental income on the schedule E (2017), which technically that is two years but since it was at the end of the year it looks like it wasn’t a full year of rent. But you didn’t file tax yet for (2018), to show full your for it do you think that will be fine with the underwriter?

@Daniel Okavage quick question I'm trying to close on a property but the bank is say my debt to income ratio is high, it's a conventional loan and I'll have to put down 30% I have thinking would it be better to just get an LLC instead and not have it in my name and use it as a rental since I'll be putting Down that amount
