@Harrison D. Yeah I checked with a DIO for the city and basically because its a semi-detached the zoning bylaw allows a secondary dwelling in the basement regardless if its on one parcel, essentially making two duplex. But basically these two units would be used as a rooming house, due to its close proximity to Algonquin College. This lowers the renovation cost due to the lower standards.  That allows 3 units (bedrooms) on the first level of both sides of the semi- detached and 3 units in the basements. At the average rent of a bedroom in Nepean going for $600 a room (everything included) that's 12 units x $600/month = $7,200/month of gross income. Now I'm not super certain how well this would play out but it seems nice.

I'm writing this because I am just getting into the real estate investing scene. I am thinking of having a meet up here in Ottawa. If anyone is up for it either say so below or message me privately. Look forward to hearing from everyone!

Thanks for the feed back. For the interest rate. Essentially I was speaking to a mortgage broker here in Ottawa and she was saying it can be anywhere from 2.35% to 4.5%, Now I don't know how accurate that's why I just used 3%. 

With your experience, what would be  a typical cap rate for a fourplex? and is a lower or higher cap rate better? I'm still a little confused.

Good day all. I'm am new to forums. I've read a lot but I have never participated in any. 

A little about me: 

I'm 22 and living in Ottawa, ON Canada. I work for the municipality as a clerk. I have a diploma in Electrical Engineering Technician and I have gone to school for Paralegal. I have been investing in the stock market for about two years now. My father has a couple of rental properties and I have always had interest in rental properties. 

Being young and right out of school I don't have a lot of "free capital" and because of my salary I am not able to get a very large mortgage. I ultimately would like to "House Hack" a duplex or triplex in efforts to stop renting and get into the world of real estate investing.
