Hi everyone! I'm looking for a single family or condo for a buy and hold in Inglewood. I know prices have already risen since the announcement of the stadium development. I was wondering what criteria you would keep in mind for searching for property that will hopefully appreciate in the next several years but will also serve as a good rental property in the Inglewood area. Thank you all so much for the input! @Erik Nowacki I have heard that in Memphis you can't generalize any given neighborhood and that you have to look at homes on a street-by-street basis. For this reason I'm very glad I can reach out to experienced locals who really have a good grasp on the market. On the topic of multi families - I haven't really seen this in any turnkey provider's inventory. Has anyone here purchased/sold MFR turnkey?

Hi everyone,

I'm currently in escrow purchasing a turnkey property out-of-state. I'm still waiting on loan approval which could take another month. However, my loan officer has sent me a non-refundable form to order an appraisal ($550) on the property. Should I go ahead and pay to get this done now or wait until the loan has been approved? Also, I believe the appraisal company is owned by the lending company. Thank you!

I just recently put an offer on a single family home that I planned to purchase with a gift for downpayment. I was told that I needed to season the funds for 60 days before I was able to use that gift toward the investment.
