Thanks for the response @Nathan Grabau

Unfortunately, this owner above my unit is a pain to work with. He tends to ghosts others and not take any responsibility. Nor does he have insurance.

I will continue to look at other lawyers too.

Hi guys,

An Airbnb guest living the floor above my Airbnb guest caused a flood in their condo, which caused extensive damages to my condo.

I had to repair my unit, costing well over 20K. I had primary owner's insurance, but since doing Airbnb and not switching over to renter's insurance, they denied my claim unfortunately.

My question: If I were to sue the homeowner above me, can I recoup legal fees? A lawyer that was recommended by a friend said once I win, I can only recoup ~20% of the claim, which makes me want to reconsider a new lawyer.

This is a condo in state of Arizona.

Thank you

Hi everyone,

Thanks for your replies and suggestions and apologies for the delay in response (turned on email notifications going forward).

A family member had recommended a realtor from a friend and after nearly a month, I am currently under contract for another unit! It's in the Scottsdale area and it supports STR. I'm grateful as Phoenix and Scottsdale (and AZ in general) are hot, competitive markets. @Dustin P. That is crazy, but not surprising. A Biltmore area I was interested sold for 50K more than asking.

Hi @David Avery and @Melanie Johnston,

Thank you for the replies! That's good to know.

@Melanie, I am looking for STR either in Scottsdale or Phoenix in the near future. In Scottsdale the price is rising fast since two year ago when I bought my first property, it's crazy. My budget for a property is no more than $350,000K, preferably condo.

Best,

Amir

Hello!

I'm a relatively new investor. I got my first property in Scottsdale two years ago, and looking to get another one this year. I'm looking into Phoenix as well, but don't know the area too well.

How's the Biltmore area? I see Biltmore Fashion Park is popular, but curious to hear what anyone else thinks.

Thank you!
