My wife and I saved all of the money we put down and didn’t borrow from anyone. I didn’t like that idea and we had the same goal and dream so we saved together and did it. It took a little while but it was worth it. 3 flat in my old neighborhood I lived in. I recommend to save, because going through that process of saving, hustling and then finally putting that money to use, achieving your goal of owning that property is all part of it. And you learn how and where you can save also.

Thank you for the advice. We are trying to get the best deal we can. The main problem I looked at with 2 flats is that they have the 3 unit but they’re saying it’s not legal but clearly even in the mls posting it shows it as rented. So I’m confused as to how people do that. I wouldn’t mind getting a 2 flat but can I then rent out that basement to like a friend or even family member ? I mean it looks great then to get a 2 flat if I can rent out the two units and even I will live in the basement, it doesn’t matter to me.

Hello , I have been looking for a while now and we found a 3 unit building we like in portage park. We looked at some in Jefferson Park and Portage Park also. Any tips , ideas and suggestions are welcome here. Thank you

Hello , I want to obtain a real estate license. Is there a class I can do online. I am in Chicago, Il. I would like to do the class online and then go get my exam and license. Anyone have any suggestions for online classes and best bets. Thank you all I appreciate it
