Do the 5 unit deal. Although you putting much less money, in this deal you are derisking the whole transaction. And also have more scale to withstand recession

@Alex Bro Hey, bro. I don't recommend you starting with repurposing on your first deal, as many uncertainties and no cash flow while you are in the process of it, especially if you're gonna buy it financing. If it's all cash deal then go ahead.

Hey investors of Bigger Pockets. Recently started following and reading the app.

Right now looking through deals, and it is curious for me what price per unit, do you consider a good deal. Price per square foot? Why?

Would be great and helpful for others if only those with real experience could answer to this post.

Another question tied up into the first one, is what have you noticed is the basic annual appreciation, without any changes to the income and cash flow of the property (regardless of location)?

What can a new investor expect to earn, just by holding the property without any improvements to the property and to the cash flow? Thanks in advance
