Purpleleaf, Thanks for the info. yes, have already gone down the assesor route. Think I will try previous owner tomorrow. We have contacted a lwayer just in case we need to go that route. And also thinking of contacting the bank.

Purpleaf, Thank you for your answer. To continue with this mobile home story, the vin number was the first problem. We have progressed to... No title. The mobile/manufactured home was previously financed and that company, Wells Fargo, that holds the loan cannot find any title. Went to DMV ( dept of motor vehicles) and they cannot find title to deactivate home.
Now what?

Well I did it! I sold a mobile home.....(( sigh))
the thing is we cant close just yet, we are trying to find the Vin number on this mobile home. So where do I go? to get info ?

Yes, Back in March I came across a manufactured home that was on 1/2 acare of land, shared well, the home itself was 2000 sqft, and needed much work, turns out that it had been flooded and would cost 20,000 to fix, carpet was saturated, the floor boards were saturated and the heating vents had water....It was a big job.....someone just went ahead and bought the home, pulled the trailor and put a brand new one on the property.....I do thank you for responding......

Okay, it is priced at market value...did the comps for the area and have sold another property very similiar...just 4 blocks away...another house exactly the same all the way down to the same brick and square footage has already sold....houses in that area are on market about 42 days...this one 78 and counting....the market in our area has turned soft ...about 1 12/ ago...but prices stay steady....we are willing to negotiate down but not until we get an offer...do not want to rent to own....owners have purchased a new home soon to be completed.....and yes, I did a comp sheet...present it with my CMA package...Have put house on tours, open house coming up....what next

Well it happened....this house has been on market to long....the sign looks like a permanent fixture of the yard.......
I cant see the problem...
priced at market value and we lowered it 10% anyways....
Inside is immaculate (owner is a clean fanatic)...
Decor...ooohh and aaahhs coming forth...."tastefully done"...
the front yard is great curb appeal
it "always" smells like vanilla or something nice
and the traffic has stopped coming.....what next....

Soooo....What do you think about Rebate Companies.....there is one here that gives back 1% of the purchase price to buyers as an incentive....the buyer agent is actually splitting there commission with the buyer.....Any comments on this type of business??

Have a lender telling me I can do a roll over or 100% financing for this client....seller pays all closing costs and buyer will pay only earnest money....I dont get it....How can this be? I dont wnt to get ambushed on day of closing ...what do I look out for?????

Albuquerque New Mexico....for 250K... you can have a nice 2000 sq ft home in the NE heights, or how about a all brick home 2000 sqft or in rio rancho something new/old on 1/2 acre lot......or 125 acres of trees sunset and coyotes.......
