Does anyone know a good electrician who can help me upgrade from 100 amp to 200 amp? 

Also anyone know a good plumber who can help me with replacing a water heater and also running washer and dryer line for an upstairs unit?

Hi BP community, 

Looking for some advise here. I recently purchased my first house with the intention of house hacking. This is a 1965 home and just noticed that the hardwood floor on the upper unit seems to have a little sag (a small dip/sink) making the floor uneven. Also when walking around the corners there is a good amount of squeaks. My guess is that there might be some plumbing leak underneath however not sure yet. 

Can someone from the BP community share their experience in terms of cost and things to look for when getting a quote from a contractor who specializes in flooring. 

Also, any suggestions on good hardwood floor GC's who service central NJ?

Hey so I have similar credentials as you and I was able to get 3.7% with 10% Down on conventional and no PMI or points

@Stefan Tsvetkov actually i stand corrected. For conventional I am getting 3.375 interest rate with 10% down with no PMI on a 30 year fixed and for FHA I am getting 2.625 interest rate with 10% down. Reason for not being able to put only a 3.5% down is because the rental amount on a monthly basis does not qualify for the self sufficiency criteria.

Lender I am working with is Dino from Union City bank 

Also Trust Co bank in Bergen county has a very similar offer but you need to purchase a property in Bergen county only.

My only concern is I am not sure why would someone want to sell a property when its rent rolling at $5250 a month and was purchased for 340K back in 2012. Something just doesnt add up. Talking to the owner today at 9 pm EST to see what the real deal is lol.

@Stefan Tsvetkov sorry i didnt follow. you think 10% down on a conventional loan is high for primary residence 3 to 4 family ?
