We also buy properties from seller agents or get referrals from them from time to time. Most agents don’t want to spend time showing properties in need of a heavy rehab, they prefer a good looking listing where it’s easier to obtain financing for the end buyer. Lastly, as wholesalers we send thousands of postcards, text messages, RVM, we also have a call center cold calling hundreds of sellers daily, our “cash offer” is not always the best option for a seller, so depending of the needs of the seller, if we are not able to reach a deal we put them in touch with one of our agent partner for a “retail” listing.
People are probably going to throw bricks at my window for saying that but usually the agents who feel threatened by wholesalers are the unsuccessful ones, in my opinion agents and wholesalers are 2 pieces of the same puzzle, the ones who get that will dominate in their market.
In TN either most real estate agents don't anything about wholesalers or how they could work hand in hand. I have a few leads that want to sell but not a discounted prices. I also seen some properties that sold on MLS for close to retail price (that still needed work but had a paint job and new carpet).
I want to be able to work with a realtor/ realtors that if a seller that I'm working with doesn't want to go lower on a price I could send it to my realtor to see if they can help them out. It's like you said @Yoann Dorat we work hand and hand.
