Thank you for all of your input. @Don Konipol, I especially appreciate your detailed response and perspective. Sounds like your clients had  great idea...glad it's so successful!

I am reading mixed reviews of Furnished Finder. I also read that travel nurses have trouble finding a suitable living situation when contracting for travel nurse assignments. I would love to try this strategy and provide beautiful and safe accommodations to nurses and other health personnel as well as be able to enjoy the property a couple of times a year when visiting the area. It is in Tucson, AZ, which has three major hospitals and several small h/hospitals, a university, Raytheon, and a few tech companies. In our age of digital nomads, seems like a potentially lucrative endeavor. I love new perspectives. Thanks!

I'm analyzing properties that can be used as a long-short rental for 30-90 days at a time. Mainly for travel nurses but for anyone looking for the same kind of rental. Does anyone have experience with this? I've been looking at Furnished Finder and Travel Nurse Housing online but would love to hear from anyone with this experience. Thanks!

@Michael Chizhov thanks for your reply! Yes, we definitely need both internal and external documents drawn up with legal input on all the aspects you mentioned including repairs and maintenance, distribution, buy out terms, etc.

A cash deal is what we're looking at. A local investment group is our goal with an initial acquisition and management of a STR.

Hello from Flagstaff! We live in a great neighborhood with no HOA and an increasing number of short term rentals. Our town has seen investment groups come in a buy multiple homes in a neighborhood and turn them into short term rentals (STR). Well, there is currently a short term rental for sale and we are forming a group of neighbors who are interested in potentially buying the property as an investment partnership and keeping it a STR, keeping profits in the neighborhood.

Has anyone done this? What considerations should we have going forward? We would form an LLC and I would offer to manage it with the groups collective agreement. We are meeting soon to discuss so O thought I would throw this out here to gain any insight from experience anyone may have.

Hi Khalil,

I live in FLG too and was wondering why you estimate your 3/2 to only get $1600? Where would you live if you sold? Can you refinance and pull some $$ out for another property? Are you able to live in the 1/1?

Interesting situation...our market is crazy, no?

I echo what Mike says, very limited city regulations on STR but Some HOAs have 30 day minimum. I sent a pm going into a bit more. Good luck!
