I own my home outright and I’m wondering if using a Heloc to buy investment property is a good idea.

I do have cash in savings a d investment accounts too.

I just got my first contract on a duplex. We are financing this one using our own money as down payment through a credit union.
We also have a line of credit we can use …but I also have an investment account. 

Could and/ or should I use that investment money instead of my own savings for down payments in the future??
