I have house hacked multiple ways. Rented a room in my house, multi unit and lived in one unit with a friend, currently I have a little studio in my back yard I rent and for my mom I added an internal door and did a small addition to add a bathroom and kitchen to the the house and it is rented as a mother in law suite. And if my husband would let me I’d rent one of our guest bedrooms to a travel nurse. 
It depends on your tolerance level. I have a high tolerance level because house hacking has made me an enormous amount of money in my life and helped to grow my little portfolio.  
It took me ten years to talk my husband into buying a property that we could house hack. Let’s just say as we head to Mexico for two months this winter, he has no regrets of finally doing it… lol 

Our current situation (studio in back yard) is the most lucrative I've ever done and the property has appreciated nicely in the five years we have owned it. I think SFH versus multi unit has a lot of variables at play as to which is better. As a general rule I would say multi for all the reasons people listed. But multi doesn't have to mean attached (like our situation) and you can get the best of both worlds!

ALWAYS think outside the box and look for value add!!!

Hey Luke, I love to hear young people doing this and getting a strong starting position for life!!!!  What state are you in?  I know a lender in Indiana that does 203k loans.  I had looked into it previously and couldn't find anyone to do it, but I have a contact now!

I've read lots of posts about hubzu on this site but no one actually talks about the closing. They did mention that you should use your own title company, but I already signed the paper saying I would use theirs. I'm getting close to needing to wire 40k to them and I'm getting nervous. The entire closing is being done via email and once funds are transferred they said I will receive the code to the lock box on the door and will receive title within a few days to a week.  Does this all seem normal for those of you who have completed transactions with them before?  Everything has been fairly timely up to this point. They don't answer questions via email that's for sure, but a gentleman called within a few hours of me submitting documents and answered all of my questions.  Just nervous to wire that much money and never see a human face I suppose.
