I am a real estate investor in Eugene and my company has a few multi-family properties in that location.  Feel free to reach out if you'd like some rent comps or to discuss pros (and cons) of that neighborhood.  It's a strong rental market and a very desirable location to own property in.  We have no issues keeping our properties fully occupied at reasonably strong rents.

Does he do construction work or does he work for a company that does this type of work?  

My sister owns a home in Crestview, FL.  She is in need a contractor referral to install a wood floor product throughout the home.  She currently resides in Oregon and is having a hard time locating someone reputable and available.

No. Unfortunately land lording can make you jaded, but it's not worth the risk. Based on past experience, having a vacant unit longer is better than putting the wrong tenant in a unit. 

Damages like you're describing cost a lot to fix and they haven't paid rent yet or given proper notice. They will do the same to you!

Thank you for the referrals!  I will check them out.

The properties are in South Dallas, specifically near the Jubilee Park area.  I know it's considered a little bit of a rough area, but it is on the mend.  We've owned one of our buildings there since 2011 and it's working out for us, after we changed the tenant base.
