Keep looking for a bank that will do a simple escrow account. I didn't think my personal bank would deal with it given they are a very large bank originating in California who took over the now-defunct Wachovia. But I asked anyway and they said "sure, just give us the tenant's name and SSN and we'll attach it to the respective accounts."

The quote with bookkeeping was $8,000. I have a feeling they don't actually want my business, but it would've been easier to tell me that I'm too small for them and leave it at that.

I was quoted $3,600 for tax preparation and advice. I own three properties, one duplex, two single families, plus regular W2 income. Properties are located in PA, I live in NY. This seems steep, and I doubt there's some giant source of deductions that I or my current CPA is missing (who is not a RE expert, but is business-focused) that would offset this cost. Does that's seem like a reasonable price for a professional, real-estate focused CPA?
