I am from DFW area and am having a difficult time deciding where and how to pursue my real estate education/license. I am making a carrier change and want to educate my self well in the real estate laws. I know that you really don't have to have your license to make money in real estate so do I really need my license? On the other hand the more education equals to more confidence for me. Any suggestions would be greatly appreciated.

I have worked in the manufacturing business for 13 years and I am ready to make a career change. And real estate is what I have my eyes on. I have been to real estate seminars, webinars from Fortune builders Than Marell to Chicago business development group. Needless to say real estate is where the $$ is at but are these the places to go get educated in the real estate world? I don't know if I am comfortable shelling out 20k to 10k on these "guru get rich quick classes". I do understand that someone like me that has no prior experience in real estate what so ever needs to get educated some where but where? I was thinking about getting a job involving real estate but what? I am the kind of person that wants that education backing me up. To let my potential sellers investors know that I actually know what I am talking about and not sound like I have my head somewhere where the sun don't shine. Can anyone please guide me the right direction.

Can anyone give me some strategies or how a conversation should go when talking to a potential seller. How or what should be said to convince the seller to sell. I Know how to come up with the amount I am willing to purchase the property but I am having difficulty trying to see my self negotiating with the seller without trying to seem overaggressive.

@Brandon Turner thanks for the advise and good links I think me joining bigger pockets was the best choice I made so far. I feel I am gaining a lot of great information a whole deal of confidence at the same time. I think those two things are assencial to starting any business.
