Excellent advice so far. The Bay Area has some of the most stringent tenant right laws in the country. You will have to buy these tenants out in order to make it work. Depending on the leases this may not make the deal worth it for you. Feel free to contact me if you have questions or are looking for other opportunities.

There are opportunities in every market. You just have to learn where to look, and take the time to become your market's expert. While the market in Cali is totally out of control right know, there are still opportunities to be had.

It's a personal choice but I would never let a tenant have a cat. It's impossible to get rid of cat pee odor once it's there without ripping out whatever has been soiled. No kitties.
