@Paul Sofia Thank you so much for your word of caution. Definitely makes sense to be extra careful and do due diligence. What I see as an attractive offer from the builder may not be so, considering the significant increase in the home prices in the last 2-3 years. Thanks again !

I would like to know your thoughts/ recommendations for an investment opportunity in a new construction SFH or townhome in myrtle beach. I know builders are offering good incentives along with price reductions. I'm not local to MB. Appreciate your inputs. Thank you

What other areas do you recommend for investment surrounding NoVA? NoVA is overpriced, hence I don’t. I have invested in Frederick and Baltimore county. Any other areas to consider for a mix of cash flow n appreciation? I generally try to stay within A & B class areas. 

 RIght now I am not investing in NOVA. I have some properties in silver spring which have done really well. I am waiting right now for things to soften and will look to buy inside the beltway. While expensive, long term appreciation is my play even if initially I have slightly negative cash flow but have someone paying down my principal and most of my interest. Within 2-3 years I have had those turn cash flow positive and appreciated very nicely and this was also before the insane covid increases

Really appreciate if anyone familiar with Waldorf, MD provide share general opinion on the rental market there. Planning to buy a townhome for investment. Thanks in advance.

Yes that is a cash out refinance, and yes you have to wait 6 months to get the full LTV. Local banks who offer commercial loans do not offer 30 year amortization schedules, you will most likely be on a 20 or 15 year increasing your monthly payments.
