Thank you all for your input.  Controlled thermostat sounds like a great idea.  we will explore that further. 

I have some rental and commercial properties in upstate NY and curious to know if May 1st is the date to shut off heat legally? your response is appreciated.

This is in upstate NY in albany area.

We have a tenant who has used space in our property which does not belong to them nor is in their lease and stored many boxes over time.  We have given them notice to remove those boxes and put them in their assigned space in their lease by end of the week.  As a landlord, if they have not moved their boxes, can I move them off my property and onto their space? It does not look they will comply with my request. We now need that space and plan to rent it out starting next month.  Please let me know if this is legal to move tenant's property.

yes, their business is struggling, its a newspaper for one of the minorities. they have been in this location for a long time and probably need the money to sustain so looking for a payday. and no they do not have a place to move to yet. he said don't worry abt that when i asked him.

We inherited a lease from a tenant for which the rent is very low for commercial retail space.  I tried to have a conversation with them to increase the rent via a mutual agreement but they said they cannot afford it. They  have contacted me to buy back their lease and pay them to leave.  I figured they know we want them to leave indirectly.  So what is the formula of how much I need to pay them or what would be the good negotiating strategy.  Current situation: $600/month for a 3000 sq.ft retail space. their current lease ends april 2023. Please provide your thoughts.

we have recently taken over a commercial strip plaza and looking to do well needed major renovations to the building. What do I tell current tenants and how long can i tell them renovation will last? 90 days? 120 days? 

Also how early should i send them notice? Should i give them 30 days notice and tell them to vacate property in 30 days? or should i give them more of a notice?
