We just purchased a house using Chris Lopez. He often helps people with house hacking in Denver. Also James from Erin and James Real Estate knows the rent by the room model very well too. Both are a wealth of knowledge on investing in Denver!

@Jean Joseph Rents are $2795 total. One side has not been renovated so I think that number may come up slightly whenever we decide to renovate it. We have hired a PM. I would not want to do it myself right now in these crazy times!

@Thomas - it's a duplex in North Aurora. It came with existing tenants, one of whom had a job impacted by COVID. But rent payments are back on track now. It was purchased for $415,000 at a 5.3% CAP rate. It could have been really nerve wracking purchasing my first investment property during COVID but I had a great agent and PM to put my mind at ease.

I just purchased my first multi family in Denver this month and would be happy to share my experience. House hacking or nomading are both great strategies in this market. Check out Chris Lopez's podcast that focuses solely on Denver Investment Real Estate. That is how I started learning the market last year. Good luck!

I'm a newbie real estate investor looking to purchase my first property.  I'm about to go walk through a duplex. If it looks good and we think we want to go for it, what would be the next steps in the due diligence process?  Request rent roll?  (or is that only for big apartments)?  Call utility company?  Any documents we should be asking for? Thanks!!

@Mathew Fuller this is good stuff! I love the example you gave and yes I have heard it is best to work with a real estate agent who know investing. I just started reading Millionaire Real Estate Investor too. I'm about a quarter of the way through - havent gotten to that part yet but it seems like it will be foundational. I love reading all I can but you are totally right I just need to take action now!

This is great and makes so much sense! So do you mind if I ask what is the demographic renting by the room? College kids, people just out of college. I'm an introvert and this kinda thing would have never crossed my mind in my single days!
