 I ended up just keeping it. Buy and hold was my main goal. Im still trying to figure out what my next move is. i want my money to work hard for me.

Are you currently house-hacking the Saint John property? 


 I won't be able to get a heloc. It is not my permanent residence. so i have to look at other options. I can just use the property to help get a higher mortgage.

Hello everyone,

I bought my 4 unit building for $175,000, Saint John NB, in 2019 I could sell it now for $450,000. Rents together are $3400 each month. A home run i would say. 

Im moving to San Diego next year and want to buy a house hack but its insanely expensive. I have analyses paralysis and have no idea what to do. 

Do I sell and pay capital gains and dump the money into a different market or do i refi and buy something else ? Should I be a private lender since rates are so high?

My gut says don't sell and keep buying but just feeling very stuck. Help!!! any advice would be amazing!!!

I am also from Vancouver and bought a MF in Saint John. I have all my people in place if you want any insight on it. I can refer you to an agent, property manager, and the bank I used. Its defiantly a scary jump investing across country but its the best thing i have done.

Thanks a lot. Rents are more on the lower side but it cashflows nicely

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $175,000
Cash invested: $27,000

4 unit multi family

What made you interested in investing in this type of deal?

Monthly cashflow

How did you find this deal and how did you negotiate it?

I live in vancouver BC, the most expensive city in the world. I could never afford buying anything here (yet) so i looked elsewhere and stubbled upon Saint John NB. It was an off market deal that my real estate agent presented to me. Right place at the right time.

How did you finance this deal?

traditional mortgage with the bank

How did you add value to the deal?

Renovating each unit as tenants moved out to up rental value and value to the building

What was the outcome?

When i bought the property it was already cash flowing with the rentals. It wasn't much but it was enough for all the bills.

Lessons learned? Challenges?

Rental agreements in NB are a lot different than BC. This being my first owned property i went bigger than a single family. like they always say " go big or go home". The challenges i still face are from owning such an old home (built in 1898) there is a lot of on going maintenance. My next purchase i will go newer.

Hi Everyone,

I am a multifamily investor in Canada with 4 doors under my belt and looking to scale up. 

Heres my situation. My Partner lives in San Diego CA and I live in Vancouver Canada. We are not yet married so it makes it difficult for me to get a mortgage or anything in the USA. My Partner also doesn't have very good credit but we have a pretty good savings for a downpayment. Looking to buy cashflow multifamily units in Florida South of Tampa. 

Looking for any tips of where we should start. 

And ideas for financing. 

I am also in the market for a mentor/coach for helping me scale up. (preferably a Canadian who also invests in the USA)
