Hello BP, I’m currently seeking a reputable property management company in Chicago servicing the Chicago lawn area. Any suggestions or what to watch out for? This would be my first Investment property rental so and recommendations would greatly be appreciated. Thanks

We’re almost to the finish line on this flip that’s taken WAY too much of our time and now we get a surprise from the thieves in the neighborhood!! Someone broke off the combination lock from our iron gate and came in directly through the doors of our rehab property, taking 4 bags of our contractors tools, to top it off ADT alarm system did not detect any motion what so ever in the property!!! I don’t know if there professional thieves or if the system just really sucks!! Long story short they send a tech out to “resolve” the issues and find that the motion sensor where upside down! 2 days later after being fixed we have another break in most likely from the same guys this time taking the AC condensers from the basement! Keep in mind you have to go through a door to get to the basement and 2 other sensors!!! Absolutely insane what’s happening right now. I don’t know if is just us but I’ve had enough of ADT and the south side of Chicago. What are the best secure systems to use and is it worth to get the keyless entry locks or will they get through those too???  I just want to move forward and secure this property to get it SOLD!

@Jeff Burdick Hello yes, we were out of luck unfortunately with that but what is meter save? I was informed we can register the property as vacant to reduce the fees is that what you’re referring too?

My husband and I recently received a $1,000.00 water bill on the door our rehab property that has been vacant for 9 months with out the water ever being active! According to the water dept it’s required to be paid Are there any exemptions for having a vacant rehab property we should know about to have this water bill waived?? We need to obtain the water certificate before our hard money loan goes through which will require the debt paid

Great job with the flip and new investment properties. Do you have to have all the cash at the auctions up front?
