I recently started a STR/vacation rental property management business. What specific numbers do I base my management fee off? The language I have seen says I should charge a percentage of "gross proceeds". Do the gross proceeds include cleaning fees? Thanks in advance for the help!

@Jonathan Kang I would suggest calling Washington county. Trying to find clear/correct information on unincorporated areas can be tricky!

I would suggest looking at Portland Maps https://www.portlandmaps.com/ to find more details on your property. It is a good place to start, so you know the right folks to contact. 

@Jonathan Kang Airbnb requires that the owner occupy the residence for 9 months of the year if you live in the city of Portland. However, there are some unincorporated areas that may have different requirements.
