Thanks for the good advice. I’m just jumping in...could you add your take on evaluating which TurnKey outfits are likely to deliver a good product? How does one identify the over-promisers?

Hello BP friends! This is my first post & I’m looking forward to catching up with you. I first learned about Bigger Pockets when trying to figure out whether or not I wanted to sell our rent out my primary residence (a townhouse in a very good rental market). I have no prior interest in real estate investing, I was just trying to do my homework on whether or not my current home would make a good rental once my family and I decided to move on from it. After digging in, I discovered this whole world of real estate investing out there, and I found that I am totally captivated learning bit by bit about how it works. I’m just getting started, so I’ll call myself in an “educational” phase. Not quite ready to take action yet, but really excited to jump in here and get more comfortable. For now, this is all still a hugely daunting process that seems terribly risky to me - but doesn’t everything that’s new and unfamiliar feel that way? I’m motivated develop a new skill set and get fluent in this new language of real estate investing.

I currently live in Folsom, California, which is part of greater Sacramento. I currently work full time as an airline pilot. I love my job, and one of my favorite things about it is that it affords me a lot of time to do other things, for example: learning about real estate investing! I’ve lived in California for six years, and while I love it, I’m not sure this is the area for me to invest in. My family will likely relocate at some point, so I don’t feel exceptionally attached. To make things tougher, it’s honestly too expensive for my comfort level right now. So, I’m interested in long term buy-and-hold single or multifamily homes, with the location still to be determined. My current goal is to have 3 rental properties in the next 10 years. (Measly, I know!). Markets that I would like to now more about and also have connections to include Indianapolis and Lafayette/West Lafayette Indiana, and Erie County (Buffalo), New York. I look so forward to hearing your stories and advice. In particular, if you are a new investor and you have experience with long-distance buy-and-hold properties, I would be very grateful to hear your story.
