Thank you, Gordon! For right now, I am looking for 100% lenders.

Chris - This was my first time using the BP calculator instead of my other one, so thank you for pointing out the commission and the days held. I haven't had a chance to see the property, but outside of the bathroom/landscaping/kitchen, I think the roof won't need a full repair. I had an estimate at about $42k, but was figuring this would be a really close one...hence the reason I put it on here.

I will take a look at the other one you mentioned. Thank you!

Hi Everyone,

This will be the first deal that my husband and I are working on together as a team, as the other 3 I have done I did by myself. My husband and I have been taking classes and going on tours to become further educated about the Fix & Flip business and how it works in more detail. We are now connected with an elite group of area investors to help lend their expertise.

Property Info:

3 bedrooms, 2 1/2 bathrooms. 2086 sq. ft. Built 1956.

Financial Breakdown

Purchase Costs

Purchase Price:($315,352.03)
Purchase Closing Costs:($9,352.00)
Total($324,704.03)

Rehab Costs

Total Rehab Costs:($45,000.00)
Total($45,000.00)

Holding Costs

Monthly Holding Costs:($2,391.00)
Total Days Held:50
Total($3,985.00)

Sales Costs

Sales Price After Fix Up (ARV):$425,999.00
All Selling Closing Costs:($1,660.00)
Real Estate Agent Fees:($10,649.98)
Total$413,689.03
Total Profit for Flip$40,000.00

This property is in a great neighborhood in the desirable Fair Oaks area. Although it doesn't need a complete overall, we have plans for the landscaping and curb appeal as well as updating the bedroom in 2nd level to Master bedroom by adding closet and converting the 1/2 bath to full bath.

Some of the other changes we have planned are:

- Roof

- Paint/ Flooring/ Lights

- Open Kitchen Walls and bath remodels

We're looking to find the right financial investor to take our Family's dream of doing this as a team, as well as my extensive connections through working in Real Estate & Title & Escrow for 10 years, and making it a profitable reality for everyone involved.

We appreciate your time and consideration!

Hello Everyone! My name is Amanda Lawson and together, my husband, my children and I formed Empower WIRE. I started working at a local title company when I was 17 and on my 18th birthday I closed on my first home! But, I didn't stop there, I fixed up the house while I lived there and quickly flipped it and made a $40k profit, then I did it again and got $27k, and then one more time before I got married and had kids and made almost $60k. Now that the family has settled down a bit, we have one of us working from home getting our Fix & Flip empire going full-time. We've both been a part of some educational classes, workshops and mentor groups and look forward to learning a ton more from people in the BP community.

We've been here on BP for about 6 months now, but haven't been around in the forums much. We're looking to make some great partnerships and gain some experience in 2016. We're excited to meet everyone and see what everyone has to bring to the table!

Empower WIRE=Empowering Wealth in Real Estate :-)

Hello everyone. Alright. I have done 3 flips previously, but this is my first time back in the game for a while. I keep watching this home that I have had my eye on price reductions over and over again. Does anyone see any way to make this work?

Can I piggyback on this question?  I am in a very similar situation, but in Northern California market. I've previously flipped 3 houses. Now, i am starting it full-time. I keep hearing about finding funding first, yet when I do they always want a property address. How do you recommend finding funds?

Hi there. I can tell you from personal experience that this is NOT an MLM. There are two different facets of the Renatus opportunity. One being education and one being the income opportunity. You are NOT required to take part in the income opportunity to take part in the educational aspect, therefore it is not a Pyramid Scheme nor an MLM. The income opportunity is for people who are interested in helping fill seats for upcoming events to have another stream of income while they themselves are learning.  The quality of education is similar if not superior to the popular "Rich Dad, Poor Dad" based on the experience and success of the instructors and the founder of the company. The difference is, you get educated on even more aspects for much less!

I am always open to questions about Renatus! Feel free to message me any time!
