Has anyone ever purchased a home (~5 bedrooms) and converted into senior living? I would love to hear about how it went, pros, cons, numbers, anything you are willing to share!

Hi guys! Wondering what software/systems you guys use to track income and overall financial health on your portfolios. All of our different properties are in LLC's with the income & expenses attached to a bank account that is set up just for that LLC. I'm looking for a something that gives me a holistic approach of all of our income/expenses across our whole portfolio without having to go into multiple bank logins and manually add it to spreadsheet. Does anyone have any advice on best ways to track this?

Hi guys! Looking for a good market for multifamily. Currently we have invested heavily in Indiana but would like to expand. Looking for more of class A/B areas with lots of room for rent growth potential and appreciation. Where is everyone investing right now?

Hi Harry- nothing to add about the North Carolina property, but I was wondering what your experience was like with the 1910 property in Kentucky? Have you had any issues? We have been looking in Kentucky and have noticed a decent amount of the ones we have looked at were built in the early 1900's. I've never purchased a property that old so I am curious what your thoughts are. Thanks!

@Sean Ross thank you for sharing advice on the 3840 form. This is my first 1031 so it is all new to me. This property in particular is in VA but the next one is in CA. I will make note of that.

I am in the process of 1031-ing a single family rental into a larger multifamily (8+ units). Unfortunately, I live in Southern CA, which is a very difficult market to acquire multifamily properties in. Because of this, I am looking to invest out of state. I have been researching other markets for a few months now and am having trouble finding good, cash-flowing deals. I know off-market deals and direct mail often times are the way to go, but I need to narrow down my target markets in order to really focus in and build a network in those markets to find deals.

What markets are you guys finding good multifamily deals in currently? And how are you finding these deals?

Hi there!

We currently own 3 single family rentals. Originally our goal was long term hold and retirement. However, I have changed strategies and am now looking for near term passive income and financial freedom.

I’m looking to move into multifamily and eventually commercial down the road. I am located in Thousand Oaks, CA and looking into acquiring property in L.A. area and Ventura County. With Southern CA prices being so high I am also open to investing out of state as well, ideally I would like to stay local though.

I’m looking for any advice with creative lending strategies.
