Hi, @Lynn Olson I have not looked into farm ground to rent, but an interesting area to maybe look into. I just have not considered it for my portfolio at this time. But something that could be an option in my area. Thank you.

@Adrian Fajardo Thank you! I think that is great advice and have definitely have been trying to focus on where I want to be and work backwards from there.

Thanks @Brad Hicks. Yes, there are definitely cheaper homes in the surrounding areas of Marshall. Higher vacancy rates and higher repair expenses due to older homes. I’m curious to know if you have any investments in the area or if you did at one point? 

Yes good points @Scott Jensen. The property values are lower here. I do have concerns like mentioned above about lower population and possibly higher repair expenses, etc. So I'm thinking either flipping or doing the BRRRR strategy could be options for the area.

@Adam Tafel interesting insights. I will have to do some reading on urbanization. Like I said, I am new to investing and people moving to areas with higher population is definitely a concern when deciding to invest in a rural area.

@Dan Vleck thank you for the information. I am not familiar with Brainerd or the area, but it sounds like it is a little bigger than the area I am in. I'll have to continue to do research of different areas around me.

@Chris Coleman thank you for the reply. I have read a lot that says it is good to invest in areas with good population growth. I would say that the area I am in definitely has a slower growth rate than other areas.

Hi there, I'm new to real estate investing and would love to hear your thoughts in investing in real estate in rural areas. I live in a rural town in southwest Minnesota with a small population. So, I'd love to hear whether or not you invest in rural areas and what your success has been. Also, looking for advice as to whether or not it would be a good place to start investing or would it be a good idea to branch out of my local area and start investing elsewhere.
