@Brandon Goldsmith thank you so much.  Looks like OH seems to be a winner across multiple replies.  I now have my investment strategy documented and vision.  Part of what I would like to do is invest where there is appreciation and cashflow.  I am in for the long term and will be investing regardless of the market. Seems like everyone is in the same page are in consensus that this should be the approach.  Thank you again Brandon.. I appreciate it.

Wow @Alecia Loveless that is an awesome post... thank you for taking the time and for your recommendations! I was not even aware that you get calculators, etc. with BP pro. Right now, I am using my own investment spreadsheet and I am sure there are toons better out there.  Thanks also for the book recommendation.  I will definitely check it out.   Looks like you and I have similar investment objectives.  Let's connect if you are open to that.  thanks again.

@Brianne Leichliter thank you for your reply. I am sure I am not doing this right... but I can tell you this community is awesome and appreciate you and others guiding me. I would like multi-family, but OK with SFH as long as there is appreciation opportunity and some cashflow. thank you so much again!

@Darson Grantham Cash investment, but open to use as down payment.  I have been approved for large purchase, but require 25% down minimum, plus closing cost.  Was thinking of using the cash to invest and then re-finance it to invest on another property.  Thank you so much for the suggestion and area recommendation in Iowa / Des Moines will have to ck that market out.  Thanks again for taking the time.

@Steve K. Thank you for that sound advise!  I really appreciate it... sometimes, you get focused on the metric and loose track of the overall strategy.  thank you for keeping me grounded and will keep that in mind as I look for that next opportunity.  Thanks again.
