Investment Info:

Single-family residence buy & hold investment.

4bed 2bath SFH long term rental in Temple, TX. Cashflowing ~$400/month after expenses. Didn't quite meet the 1% rule, but it got us started!

What made you interested in investing in this type of deal?

We wanted to get started with something small that felt manageable for our first property.

How did you find this deal and how did you negotiate it?

Found it on the MLS

How did you finance this deal?

Conventional loan, 20%down

How did you add value to the deal?

Cosmetic rehab- paint, backsplash, landscaping

What was the outcome?

It is a long-term rental cashflowing~$400/month after all PITI and expenses

Lessons learned? Challenges?

We learned that we have less free time than we thought and will be hiring things out from now on!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

We loved our realtor and continue to use her- highly recommend Ashtin Mahler with Native Real Estate for any Temple/Killeen/Belton/Waco investors!

Hey Brandon!

Great advice from Bo and Cameron- it will definitely depend where you're looking and what sort of coverage you want. If it helps to know a specific figure, we pay ~$1300/year for a 1500sqft property in Temple, TX, built in 2008. We are with Traveler's.

Are you investing in the Lubbock area?

@Ryan Kelly Glad to hear that, those are definitely some of the big reasons that we are interested, seems like with Scott & White hospital and the military base nearby there would be a good tenant base. The price of entry is much lower than here in Austin and price to rental income ratio is a lot better! I would definitely be interesting talking with you some more about the area, I’ll message you.

Hi Friends!

After a long few years of wanting to get into real estate investing and never pulling the trigger, my husband and I are finally ready to take action. We live in Austin and are looking at buying a rental property in Temple, TX. I would love to connect with others who are investing in the area, as well as any recommendations for realtors, handymans, etc. I have already checked out the realtors page here on BP, but would love recommendations and advice from people who have actually bought/invested or sell in the Temple area.

Hello all! I have recently move to Austin, TX with my husband for his job change and we are looking to get into real estate investing- preferably multifamily, although open to single family as well. We are currently looking in the Austin area to purchase a single family home for us to start gaining some equity, but are also interested in purchasing an additional property to use as a rental. Austin seems like a tough market to generate cashflow, but I have also been looking into Killeen, TX which looks promising. I would love advice and to connect with others in the Austin area!
