Hi everyone, 

I live in California and have been meeting a lot of investors who prefer to invest out of state due to California being so expensive as well as the aggressive tenant protection laws we have here. I have heard both the good and the bad sides of investing out of state and so I am curious to know what other's experience has been?  I have mostly heard about LTRs specifically in Indiana, Alabama, Texas, Michigan, and Ohio but I am open to hearing anyone's experience anywhere. Would really like to hear your thoughts!

Investing strategies I’m pursuing: fix and flip, buy and hold

The resource I have the most to offer right now (time, money, knowledge/experience) is: money and some time

Some strengths I can offer this partnership: I am a licensed real estate agent in California and have experience with helping investors who fix and flip, buy and hold, and BRRRR.

The resource I am looking for in a PARTNER right now (time, money, knowledge/experience) is: time, money, knowledge and experience with real estate investments either in CA or I am also open to other states. I would like to connect with someone who is willing to provide guidance with first time investing

I am seeking a real estate partnership because I need: more capital to invest with and someone with real estate investing experience

My current level of experience with real estate investing includes: I have about 3 years of dealing with the administrative end of real estate investment transactions (contracts, disclosures, budgets, loans)

5 years down the road, I expect that real estate investing will have helped me achieve: more financial freedom and the ability to eventually invest on my own without a partner

(optional) I have access to the following resources in areas I’m interested in investing (do you have a good PM, know a good cleaning person, an agent in that area, etc): I wholesale properties so I have access to off-market listings, I also know some hard money lenders, architects and contractors

Thanks, @Ned Carey! There is an option on the purchase contract to assign the deal to a new end buyer as long as the seller agrees. Another option is for the wholesaler to purchase the property outright and then sell it to the end buyer concurrently. Both are completely legal here in CA, is it different in MD?
