@Ciprian L. That's definitely smart. The thing that makes me nervous about LA is that it seems cash flow will be difficult each month. I am in the process of being pre approved and have been researching what kind of properties are available at this time. How long ago did you buy your duplex? Would you recommend buying 2-3 units even if I'd only break even?

Thanks for posting this @Stephen Bagnani. I am in LA and looking to do the same thing with perhaps only 2-3 units. I am wondering how much of a gamble I'd be taking because negative monthly cash flow seems pretty risky.

@Kiersten Vance, in your experience, is it still worth it to invest in CA if you can simply break even each month? I am a resident here so living in 1 of the 2 units would be ideal.

@Ciprian L. Thanks! I haven't looked into 2-4 units but I've been curious about duplexes. What made you decide to get a duplex over a single family home?
