@ Josh I haven't started making offers yet because I was having a hard time finding properties that were decent offers. I'm just getting started so I've been spending every free moment educating myself, hopefully asking the right questions and having a solid plan. I'm building my network and have been invited to a networking group. I've been getting really good advice from this site as well.

I've heard that if she sales me the home for the mtg balance that her lender may reject this and bid the home for sale to other investors. Is this true? I'm wanting to make this as seamless as possible but that theory sounds extremely difficult.

My mother-in-law can no longer afford the mortgage on her existing home and my husband has suggested we move into her home. She said she is willing to sell it to us for remaining payoff amount. We figured if we purchase her home we can have access to the equity which will help to update the home and new real estate ventures. My question is, can she sell us the house for the payoff amount even though it's worth more then what she owes? Are there any pitfalls we may run into with doing this?

Yes I've been looking on just your typical home listing sites. I am extremely green so I find myself hitting a brick wall when it comes to foreclosures or properties that are worth flipping that I can afford. What is the exact link to the MLS? How can I find wholesalers to reach out to?

Thanks Mark! When looking at multiple homes is it customary to bring a contractor in with me to decipher between a home that may need just a few touches here and there versus a lot of work?

Hi Everyone!

I am in the very early stages of real estate investment. I am ready for financial freedom and real estate is the route I'd like to take. After taking in a wealth of knowledge from many webinars and blogs from Bigger Pockets I feel that rehab and flipping homes is the investment route that would be most beneficial for me. However, I don't really know where to start and need some advice. I live in Knoxville, TN and I have a hard time finding homes that would yield a return that is worth it. Most homes that I'm finding are either too expensive or dirt cheap but in distressed areas and I'm concerned they may not sale just because it's a rougher neighborhood. If there is anyone in Knoxville that may have some guidance I'd truly appreciate the help. If anyone else outside of Knoxville has any great advice on those first steps I am all ears. Thanks in advance!
